These questions help you communicate more about you, your needs and what you would like in a home. Knowing this before we start looking for your new home will help us better serve you and address your needs. About You
- How long have you been looking for a new home?
- Are you currently working with another salesperson or broker and, if so, who?
- How many people are in your family? Do you have children at home?
- Will anyone else be helping you make the buying decision?
- How do you like to communicate - by phone or email?
- What is the best time to reach you and at what number?
- What times are best for you to view properties?
- Do you rent or own your current home?
- Do you need to sell your home or complete a lease period before buying? How long is the lease?
- How soon do you need to move?
- When we find the right property, are you prepared to make a decision?
- If I give you 100%, will you buy your new home or property from me?
About Your Work
- Where are you and/or your other family members (if applicable) employed, or where will you be working?
- How long a commute would be okay with you?
- Do you work 2nd or 3rd shift or on a rotating schedule?
- Are there any special work-related considerations we should take into account?
- If it is a new job, when is your start date? Also, do you want to have the home closed before that date?
- Is anyone in your family looking to find a job in Austin? If so, in what line of work?
About Your New Home
- Do you have a particular style of home in mind?
- What size home do you need? prefer?
- How many beds and baths do you need? prefer?
- Would you like a one-story or two-story home or do you not have a preference?
- Do you want a home office? If there was an extra bedroom, would that work?
- Do you have any special needs or preferences as to dining and living areas?
- Is a three car garage important to you?
- Do you want the home 'ready to move into' or do you enjoy remodeling?
- Is it important to you to have the master upstairs or downstairs?
- Do you want a newer home (less than 10 years or less than 5 years), or do you like older homes from a specific era?
- Would you prefer a brand new home? If so, do you want to build it or would you rather find one already under construction?
- Would a townhome, garden home or condominium work for you?
- What size lot would you prefer?
- Do you have any upgrades you prefer? (Pool, Deck, Wood Floors, etc)
- Are there any other special considerations we should factor into our home search?
About Your Neighborhood
- Is there a particular location or area of town you would like to live?
- Would you prefer a home in central Austin, a more suburban area or one of the towns surrounding Austin?
- Are there any community amenities you would prefer, such as pools, parks, walking trails?
- How close would you like to be to area shopping?
- Do you want to live on the lake, or in a lake community?
- Is a convenient golf course important to you?
- Would you be interested in receiving more information about golf courses and clubs?
- If you have children, are there schools, or school districts, that you would prefer?
- Does the school need to have a specific or special program for your child?
- Do you want more information on schools, or would you like to visit schools?
- Is there a church, synagogue or mosque you would like to be close to?
- Would you like information about area churches, synagogues or mosques?
About Your Financing
- What is your price range?
- Do you have an amount you anticipate for your monthly payments?
- Has a lender prequalified you for a loan and, if so, how much?
- Do you have a letter from your lender that we can present when we make an offer?
- How much downpayment do you anticipate?
- What type of loan vehicle are you planning on using? (Conventional, FHA, VA, Homebuyer's Assistance Loan Programs)
- Would you like the name of a few Austin mortgage lenders?
- Are there any loan terms you are not familiar with or having a difficult time understanding?
