Warm and Welcoming Home in Milwood
3 Bedrooms, 2 Bath, 1 Living, 2 Car Garage & 1,594 Sq Ft!
Listed for $159,900 - SOLD

Located in the Milwood neighborhood tucked between 183 (Research Boulevard), Parmer Lane and McNeil Road in Northwest Austin, this red brick home sits on a lot with large shade-giving Live Oak trees as well as several other medium sized trees.  The home is finished out in decorator colors and has been recently tastefully updated.  This home is located within the Round Rock ISD and feeds to Exemplary Rated Pond Springs Elementary, Deerpark Middle School and McNeil High School.

Wow!

At least that was the reaction that I had when I walked into this home.  This home is so much beyond what you would expect when compared to other homes in the Milwood neighborhood.  As you walk up the front sidewalk you might notice the red brick of the home or the seasonal color in the well manicured landscape beds.  Perhaps you even notice the sun peaking through the shade of the leaves of the oak tree as it blows in the wind or the children riding their bicylces down the sidewalks.  What you might not notice, at least on first glimpse, is the fresh coat of exterior paint (2006), the new roof (2005) or even the new recent door (2005).  What you will notice in time is that these large ticket items are not things you will probably have to deal with (and pay for) for quite a while.

From the moment you pass through the front door you can see that this home is unlike any you have seen before.  Decorator touches and pride of ownership show through everywhere.  From the recent interior paint (2005), which the owner carefully free-handed at the ceiling line to ensure that no paint would end up on the ceiling, to the 12" ceramic tile in the foyer, breakfast, kitchen and baths (new tile in bathrooms in 2006!).

Open and Airy yet Warm and Inviting?...

As you continue into the home past the half bath on your left, a thought crosses your mind - How is it possible for a home to be both open and airy and yet warm and inviting?  As you gaze upon the family room and see its 2-story vaulted ceilings,  that lead up a grand staircase to the balcony overlook contrasting with the cozy fireplace with its carved wood mantle, you realize that this home does just that - be both open and airy yet warm and inviting at the same time.  Two skylights resting in the vaulted ceiling combine with the windows to bring natural light into the generously sized family room.  Many times with homes in Milwood you can only see one way in which the furniture can work in the family room, but this room allows for several different furniture arrangements, so you can set this up so that this feels like home to you.

The kitchen and breakfast room continue the wonderful openness of this floorplan.  Perhaps that is one thing that amazes about this home.  So many 80s construction homes were designed in a very 'closed off' feel where the living and kitchen and breakfast room were completely separate entities within the home.  In that way, this home's floorplan was very progressive thinking for the times.  In fact, the kitchen opens directly into the living and breakfast room, much like some of the best plans from current times, allowing for whoever is working in the kitchen the ability to be a part of the goings-on in the family room, whether it be a good conversation or something on the television.  This kitchen isn't one of those where you have to breathe in just to pass by someone else in the kitchen as the builder granted plenty of maneuvering space to go with the ample working space.  With white wood cabinets and rolled light countertops, the kitchen is definitely a bright spot in the home.  There is a breakfast bar with plenty of room of stools as well as built in cutting board in the counter.  A built in venting microwave oven is above the gas range and a new dishwasher (2005) finish out the appliances for the room.

Room with a View...

All 3 bedrooms in this home are on the upper level.  As you wind your way to the top of the wood railed staircase you will note a small landing area.  The current owners have a small table there which can be used for children's creations and certainly, with a little imagination, there are many other potential uses for this area.  This balcony area also looks down upon the family room, providing quite the grand view.  To your right as you walk down the hall you will find a generously sized secondary bathroom, as well as the two secondary bedrooms.  Both bedrooms are decorated uniquely and both rooms have walk-in closets.  One bedroom also has bookcases built in to the wall, a very convenient feature for a bedroom or perhaps, if someone didn't need the 3rd bedroom, a home office.

At the end of the hall on the left you will find the master bedroom.  This is a very nicely sized room - big enough to fit all the essentials for a master bedroom and still have some breathing room left over, but not so big that you are left trying to find furniture to fill up the space.  Painted in a calming shade of tan, this room allows a wonderful respite from your day.  Within the master bathroom you will find a large walk-in closet with shelving at the top.  The master bath has a dual vanity, 12" ceramic tile and a tub/shower combo with a small window to let in natural light.

Step out the door in the breakfast room and you will find yourself standing on a covered patio deck.  The deck extends the length of the back of the home white the cover shades about one-half of the area.  One could easily imagine this as a great little spot for evening gatherings - string up a few white lights and paper laterns and you have the perfect party spot for having friends over.  It is also not to hard to picture this space as ideal for backard summer bar-b-ques as you relax in your adirondack chairs under the shade of the oak tree.

The yard is also a good size with room for play and space for a garden as well.  If you look around the side of the home you will find an extra surprise in the way of an outside storage shed.  What a great space to have to store your outdoor gardening tools and equipment - and whatever else you have that you would like to keep easily convenient to when you are outside.

This wonderful and warm yet open home represents a wonderful opportunity to own a recently updated and functional home in the Milwood/Hunter's Chase neighborhood in Northwest Austin.  The park at Pond Springs Elementary is just down the street, making an afternoon trip to the playground very convenient.  Additionally, the Hunter's Chase/Milwood area has walking and biking trails, playground and pools, all of which are just a short bike ride or walk away.

The location provides convenient access to both Research Boulevard (183) and Parmer Lane, making it easy to make a run to the Arboretum area for a dinner at ZTejas and dessert at Amy’s Ice Cream or packing the crew together and jumping on 620 to head out to Lake Travis for a day on the lake or 360 to make a run through the bike trails at Bull Creek.  It really is a great jumping-off place to get to many places around town in a relatively short amount of time.  Milwood residents also benefit from award-winning schools, nearby shopping and short commutes to a slew of major employers
